Real Estate and Proptech Software, built for the way the industry actually works.

I build bespoke software for real estate agencies, property managers, proptech startups and landlords: property portals, CRM and pipeline tools, landlord and tenant portals, listings integrations and the internal dashboards that keep an operation running. One person, start to finish.

in short

Real estate software development is the design and build of digital tools for property businesses: the platforms that list properties, manage the client relationship through the deal cycle, track landlord portfolios, automate the repetitive parts of property management, and surface the data that tells you what is actually happening in your pipeline. The sector has specific integration requirements: listings portals (Rightmove, Zoopla, OnTheMarket in the UK; Zillow and Realtor.com in the US), land registry and title data feeds, EPC and valuation APIs, and the document management layer that supports compliance with lettings legislation.

what's included

I build on tools that handle real estate workflows cleanly: Next.js and React for the front end (including map-based search views), Supabase for database and authentication, Make.com and n8n for automation of portal feeds and maintenance workflows, Rightmove RTDF, Zoopla API and OnTheMarket for listings integrations.

Property portals and listing platforms. Search, filter, map and detail views for residential or commercial property, built on Next.js with Supabase for the data layer. Listings managed through a CMS your team can update without a developer.

CRM and pipeline management tools. Bespoke CRM built around how your agents actually work: lead capture, viewing scheduling, offer tracking, vendor and applicant management, and the status pipeline your director wants to see at a glance.

Landlord and tenant portals. Authenticated portals where landlords view their portfolio, access statements and documents, log maintenance requests and track their property status. Tenant-facing equivalents for the same functions.

Rightmove, Zoopla and portal integrations. Automated feed management via the Rightmove Real-time Data Feed, Zoopla's listings API and OnTheMarket, so properties go live across portals from one place and updates sync without manual duplication.

Property management automation. Make.com and n8n workflows that automate rent reminders, maintenance assignment, inspection scheduling and document generation, connected to your existing systems via API or email triggers.

Investment and portfolio dashboards. Live data products for property investors and portfolio managers: yield calculations, occupancy rates, rent roll, maintenance cost tracking and comparative performance across properties.

Compliance and regulation. Document management, audit logging and process tooling that your lettings and property compliance obligations need: timestamped records, role-based access, automated document generation for tenancy agreements and inspection reports, and exportable logs for dispute resolution or regulatory review.

Tenant and landlord protections. EPC requirements, right-to-rent checks, tenancy deposit scheme compliance, section 21 and section 8 process records, and the document trail that supports ARLA or RICS membership requirements.

why itmatters

Most agencies sell you a proptech team. In practice that means a project manager who has never listed a property, a developer who does not know what a section 21 is, and a UI designer who optimises for aesthetics instead of the workflow your negotiators use under pressure. I work differently. One person, start to finish: we scope how your business actually runs and what the off-the-shelf tools got wrong, I design and write it in short feedback loops so your team sees it taking shape and can correct the workflow before it is baked in, it ships tested and documented, and you get the code and full ownership.

common questions

What is real estate software development?

It is the design and build of digital tools for property businesses: listing platforms, CRM and pipeline tools, landlord and tenant portals, property management automation, and investment dashboards. The distinguishing factor from general software is the integration layer: listings portals, land registry and valuation APIs, and the document management required by lettings legislation.

Do you integrate with Rightmove, Zoopla and OnTheMarket?

Yes. I build listings feed management using the Rightmove Real-time Data Feed, Zoopla's listings API and OnTheMarket's feed, so properties publish and update across portals from one source without manual duplication.

Can you build a bespoke estate agency CRM?

Yes. I build CRM tools around the actual workflow: lead capture, viewing scheduling, offer tracking, vendor and applicant management, and the pipeline views your director needs. It is shaped around how your team works, not how a generic CRM decided the industry should work.

How is real estate software development priced?

Every build is scoped and quoted on a free call. Fixed-price quotes up front, no surprises. You will have a clear quote before any work starts.

Do I own the code?

Yes. You get the code, the repository and full ownership. No lock-in.
